It has been a long time in the making, but the preliminary plat for the Fayette Meadows subdivision along Ga. Highway 92 and the Hwy. 92 Connector on Fayetteville’s south side has been approved by the Fayetteville Planning and Zoning Commission.

Commissioners unanimously approved the preliminary plat for the 129-lot subdivision proposed by Bob Rolader at the Dec. 17 meeting.

Community Development Director David Rast said that the 66-acre site will have a minimum of 9.85 acres of open space, with homes having a minimum heated floor space of 1,800 sq. ft. The setbacks will adhere to the zoning conditions.

The property has been owned by Rolader’s family for nearly half a century. Yet the development of the site has not been without objection among some neighbors.

Providing a brief history of the project, Rast said the original proposed concept plan was reviewed by the Planning and Zoning Commission for the first time in 2016, and the development included 192 single-family detached and 78 townhouses.

There were several meetings and reviews on the proposed development. The previous developer for the site in 2017 requested the application be tabled until there was a ruling on the South Side Master Plan lawsuit between the property owners. After there was a ruling on the case, the applicant requested to again be placed on the Planning and Zoning Commission agenda, said Rast.

Rast said on Jan. 22, 2019, the Planning and Zoning Commission recommended approval of the annexation and rezoning with the nine conditions drafted by staff. City Council subsequently approved the annexation and rezoning request with conditions.
