Celebration Village Peachtree breaks ground on Sales and Design Center

Peachtree City, Ga. (July 30, 2025) – Executives from Active Senior Concepts, along with community leaders, project partners and future residents, marked the start of vertical construction yesterday with a ceremonial groundbreaking and beam signing for Celebration Village Peachtree’s Sales and Design Center. This milestone follows the successful completion of land clearing and underground utilities at the 65-acre site and represents the next phase of development.

According to the team and to local leaders, it took a long time for the vision of this project to come to reality. County Commissioner John Reidelbach from District 4 was on hand at the celebration and both recounted some of the difficulties while expressing, “We’re happy they’re breaking ground. We’re looking forward to being neighbors. I live right near here.”

Developer Armand Vari shared that the difficulties faced included COVID, financial upheaval in the marketplace, tumultuous election cycles and an increased cost of construction. Despite all of that he said, “We will build the best-in-class senior resort in all of south Georgia.” He continued, “We are so excited to get started. It’s been a long time coming.” 

Located at 478 Fischer Rd just outside of Peachtree City in Sharpsburg near Highway 34, the new 341-unit senior living community will offer a vibrant, multi-dimensional environment tailored to the evolving needs and aspirations of active older adults in Peachtree City, Coweta County and the surrounding South Metro Atlanta region.

“We don’t build facilities, we build communities. Celebration Village Peachtree reflects our vision to create places where older adults can live with energy, purpose and joy,” said Paul Aase, CEO of Active Senior Concepts. “This groundbreaking is not just a construction milestone, it’s the start of a community that will empower residents to thrive, connect and celebrate life.”

“Things got delayed, community enthusiasm got delayed. It was black swan after black swan. But we got out our ‘shotguns’ and there no more black swans,” he said.

What required their virtual “shotguns?” Prior to getting their permits, Paul and Armand had to debunk negative untrue rumors about traffic and what was going to be built that ran in local media. They were able to convince surrounding neighbors of the property so much that those neighbors spoke up for them in county meetings and were also on hand at the groundbreaking, including Stephanie and Brian Wilson, Shoal Creek residents who say they are “quite happy” with the development and how it’s being handled. 

Another neighbor to the property, Rick Rogers is retired after a 50-year career in construction where he developed thousands of home lots. He says he feels that the Celebration Village leadership “approach focused on doing things right.”

Celebration Village Peachtree will include:

  • A mix of residential units – 64 active adult bungalows, 16 independent living cottages, 70 independent living villas, 96 concierge living apartments, 66 assisted living apartments and 29 memory care suites
  • 30,000 sq. ft Celebration Club®
  • 4,000 sq. ft Spa and Wellness Center
  • Recreational activities like pickleball and bocce ball, a pavilion with grilling stations, firepits, a putting green, walking paths, a private lake and community gardens
  • A shuttle providing on-demand transportation 7 days a week to nearby retail, dining and medical providers

Once complete, Celebration Village Peachtree will offer a full continuum of care through its independent living, concierge living, assisted living and memory care neighborhoods. Residents will enjoy on-site wellness programs, chef-prepared meals, curated lifestyle amenities and a full-time social calendar—all supported by an award-winning team of hospitality-focused associates.

Joe Frazer, a retired Brigadier General in the US Army, and his wife will be some of their first residents. “I’ve already got my site. We live in Peachtree City. We’ve been here 25 years. I looked at 10 other houses, but in one briefing here I signed up. We’re moving in March.

“I’m 84. We’re at the age now where we have to think about the afterlife. This facility will have memory care, assisted living, all in one spot. I’ll know my wife’s taken care of for the rest of her life, when I go.”

The project is being developed in partnership with Spruce Financial Group and Capital City Bank, who serve as the equity and financing partners.

The Peachtree campus will be built in phases, beginning with the Sales and Design Center, followed by the active adult bungalows and community amenities, with the first residents expected in early 2026. Celebration Village Peachtree will be the fifth property the ASC Group has developed in Georgia joining locations in Athens, Snellville, Forsyth County and Acworth.
